REFA provided the delivery of a comprehensive site investigation that included machine-excavated trial pits and windowless sampling. The programme incorporated ground gas monitoring carried out in accordance with recommendations from a previous preliminary study completed by a third party. The investigation involved sampling topsoil for chemical analysis to assess its suitability for reuse within the final development, along with geotechnical testing to support foundation design for plots potentially requiring tree root protection measures. A detailed Phase II Ground Investigation report was produced, which informed the development of the Foundation Zoning Plan and the subsequent detailed Foundation Key Plan for the overall development.
